The lord of your 4th bhava is Jupiter. The nakshatra defining the 4th bhava is ruled by Mercury. Both these planets are in your 12th bhava. The 4th house is aspected by an exalted Ketu while the two planets Jupiter and Mercury are aspected by Saturn. Mercury is the badhaka for the chart as well. Additionally, he is retrograde and suffers from Kendradipathya dosha.

Sthira karaka for house Mars is also with an exalted Saturn and is in a rasi interchange with Venus. Mars is the lord of the 12th house too.

In the chaturthamsa chart, Saturn who is the lord of the 4th from Mars, is in its debilitation house. It aspects the 4th house and also Mars. The beneficial aspect of Jupiter and that of  retrograde Mercury on the 4th house are the only factors supporting your house purchase.

Considering the above, it seems difficult for you to purchase a house. Chances for the same may exist at places far off from your native places (includes foreign places also).

I understand now that time is not fruitful in buying one. But is this the case even in future? Is it not possible in the coming years atleast?..In that case can I buy it in my wife’s name or I bought a plot 2 years ago, can I construct there ?

Did you buy the plot in the 2nd quarter of 2023? Yes, you can construct from the second half of this year onward. Whether the plot is in a good locality or not, you are the best judge.

Regarding, purchase in your wife’s name, her chart would be needed to be studied.

I bought one plot in June 2021 and another in Feb 2023. Both the plots in a developed area in Bangalore but instead of constructing now, was planning to buy an apartment due to time constraints for house construction.

My Jupiter, mercury and sun are in lagna house.

I have referred them as being in the 12th BHAVA in the BHAVA chart and not the 12th sign in the rasi chart.
